Acquired this asset on October 2012 at an occupancy rate of 75%. Within a six-month timeframe, executed an exterior renovation plan in order to improve the aesthetic appearance of the center, which included:

  • Renovations

    • A façade modification/painting of the exterior
    • The creation of a new exterior common area corridor to accommodate tenant parking in the rear
    • The upgrading of the landscape features adding new signature palms, all-new groundcover, etc.
    • The resealing and restriping of the lot also addressing all ADA non-compliant items
    • The upgrading of the pylon sign and the addition of decorative directional signage throughout the center
  • ROI

    • Implemented an aggressive lease up plan which increased the occupancy rate of the center from 25% to 100% within a 24 month timeframe.
    • Obtained a site plan modification to the center that allowed for the construction of a J.P. Morgan Chase Bank which significantly increased the value of the center.
