Acquisitions Analyst

Location: Boca Raton, FL
Reports to: VP, Acquisitions & Asset Management

Position Summary:

We are seeking a highly motivated and detail-oriented Acquisitions Analyst to join our Acquisition team. This individual will play a key role in evaluating potential retail real estate acquisitions by conducting financial modeling, market research, and due diligence. The ideal candidate is a self-starter with a strong analytical background and a passion for real estate investment.

Key Responsibilities:
  • Underwrite potential retail property acquisitions using Argus, Excel, and proprietary models
  • Analyze historical and projected financial statements, leases, rent rolls, and operating data
  • Conduct market research and demographic analysis to support investment strategy
  • Prepare investment committee memoranda and pitch materials for internal and external stakeholders
  • Assist with due diligence activities including lease abstraction, tenant interviews, property inspections, and coordination with third-party consultants
  • Track retail market trends, cap rates, and comparable sales
  • Support the team in identifying off-market acquisition opportunities through broker relationships and data tools
  • Maintain acquisition pipeline reports and support ongoing asset valuation initiatives
  • Coordinate with internal teams (leasing, asset management, finance, legal) throughout the acquisition process
Qualifications:
  • Bachelor’s degree in Finance, Real Estate, Economics, or a related field
  • 3–5 years of experience in real estate investment, finance, or consulting (retail preferred)
  • Proficiency in Excel (financial modeling) and Argus
  • Strong analytical, organizational, and communication skills
  • Ability to manage multiple projects under tight deadlines
  • Team-oriented with a high degree of initiative and professionalism
  • Knowledge of retail lease structures, NOI, and real estate metrics (IRR, cap rate, etc.)
Preferred Experience:
  • Prior exposure to retail shopping centers, net lease, or mixed-use assets
  • Experience interacting with brokers, sellers, and institutional capital partners
